Rochester Rents Now Cheaper Than Mortgages in Key Neighborhoods
Rochester data shows monthly rent payments falling below mortgage costs for similar homes in key neighborhoods as rates stay elevated.
How we reported this

Median monthly rent for a three-bedroom house in Rochester now sits $180 below the typical mortgage payment on the same property type, according to June listings compiled by the Greater Rochester Association of Realtors.
Persistent mortgage rates above 6.5 percent have held buyer costs steady even as some landlords cut asking rents to fill vacancies after a slow spring leasing season. The gap appears most clearly in established residential pockets where home prices have not dropped enough to offset financing expenses.
Neighborhood price checks
Along Park Avenue between Culver Road and Oxford Street, a 1,400-square-foot house listed at $265,000 carries a $1,920 principal-and-interest payment at current rates. Comparable rentals on the same blocks lease for $1,725. In the South Wedge, units near Gregory Street and South Avenue show rents averaging $1,610 while purchase payments on $245,000 homes reach $1,780. The Rochester Housing Authority’s voucher program has absorbed some of the lower-priced stock, leaving fewer options for market-rate tenants and contributing to the recent softening in advertised rents.
Local inventory data released last week by the association counted 1,142 active single-family listings on July 1, up 14 percent from the same date in 2025. Average days on market reached 47, the longest stretch since early 2023. Rents tracked through the same database fell 3.2 percent year-over-year for three-bedroom homes while median sale prices held at $278,000.
Next steps for households
Buyers who plan to stay five years or longer should run current rate quotes through local lenders before ruling out purchase. Renters weighing a move can compare total costs on specific addresses through the association’s online portal and factor in property-tax assessments that vary by ward. Market conditions can shift quickly if rates ease or new listings flood the East Avenue corridor later this summer.
